The Village of Haverstraw building department is the first stop when planning any construction and or development in the Village. We ensure proper compliance of the NYS building code as well as local codes and zoning. The Village has a planning, zoning, and architectural review board of which all paper work is handled through this department.

Our department is composed of a Building Inspector (Ruben Berrios, CCI), Fire Inspector (Patrick McNamee, CCI), Code Enforcement Officer (Rafael Bueno Jr), and two Administrative Assistants (Sandra Castro and Griselda Robles).

We are here to serve the residence of the Village and if there are any questions please call myself (Ruben Berrios, Building Inspector) or any of the other members of my staff, we will be more than happy to help and assist you with all of your building department needs.

 

Permit Type Description Fees Requirements
       
Building

Required for the construction, reconstruction, moving, demolition, structural alteration or change in the use of a building or a structure, the replacement of a roof, windows, or sandblasting

$50 for the first $1,000 of estimated cost of construction. $5 for each additional $1,000 or fraction thereof

• Completed building permit application.

• Signed affidavit and copy of home owners insurance, if owner-occupant performing work.

• Copy of land or property survey.

• Plans or drawings showing details of construction.

• If plumbing or electrical work is being performed, we require the name and license number of contactor

 

New Construction Multifamily, Commercial, Manufacturing, and Industrial • $200 for the first $15,000 of estimated cost of construction. $5 for each additional $1,000 or fraction thereof

• Completed building permit application.

• Copy of land or property survey.

• 3 sets of drawings showing details of construction.

• Name and insurance of general contractor showing workmen’s compensation and liability.

• Name, license number of contactor performing the plumbing and electrical work.
One or Two Family Residential • $100 for the first $15,000 of estimated cost of construction. $5 for each additional $1,000 or fraction thereof
Structures other than buildings • $100 for the first $15,000 of estimated cost of construction. $5 for each additional $1,000 or fraction thereof.
Building Permit Renewal Every existing and future building permit shall expire by limitation at the end of six months from the date issued and may be extended for three successive six-month periods. • 10% of original fee.  
Minor Repairs Permit

Minor building permit for construction cost of $250 or less or 250 square feet or less.

• If plumbing or electrical work is being performed, we require the name, license number and copy of workmen compensation and liability insurance of contactor. 
Fence Permit

A solid fence not more than 4 1/2 feet in height is permitted along any lot line.

Any such solid fence over such height is permitted, provided that it is set back from the lot line a distance equal to 2/3 its height. A nonsolid fence not more than six feet in height is permitted along any lot line.

Swimming Pool Permit

Contact the building department for details on the Zoning Code Regulations (245-22).

Sign Permit Contact the building department for details on the Zoning Code Regulations (245-13).

• Sketch or drawing indicating the size, colors, and proposed material being used.

• Completed application to the Architectural Review Board that meets the last Thursday of every month @ 7:00 pm. 
Certificate of Occupancy

• Contact the building department for details on the Code Regulations (137-3).

Certificate of Re-Occupancy

• Prior to allowing any vacated unit within the village to be reoccupied an inspection must

be made to ensure that the premises are in clean and good repair.
